OUR STORY
We started Brownstone Living because we knew how homes should be built.
Brownstone Living was founded in 2019 by two partners who had spent their careers on the construction side of real estate — one managing the finances of multi-billion-dollar commercial projects, the other delivering more than 1,000 homes for Houston production builders. We saw a gap inside the Loop: national builders without local knowledge, and small builders without the systems to deliver consistently.
So we built a company that controls every stage ourselves — land acquisition, design, financing, construction and sales — and pairs that discipline with a boutique focus on each home. Today we build in the Heights, Timbergrove, Montrose, River Oaks, Upper Kirby, West University and East Downtown, and we still walk every job site ourselves.

Jay Joseph
CO-FOUNDER & MANAGING PARTNER
Jay leads finance, land acquisition and development strategy at Brownstone Living — from feasibility and capital structuring through construction finance and delivery. Before co-founding the company he spent 25+ years in construction management and finance, including serving as project controller on a $2.6 billion corporate campus for one of the nation’s largest construction management firms and overseeing more than $3 billion in projects across multiple states.

Marc Laurito
CO-FOUNDER & MANAGING PARTNER
Marc leads construction at Brownstone Living — budgeting, scheduling, purchasing and the trades on every job site. Over a 30+ year career, including leadership roles in project management and purchasing with established Houston homebuilders, he has delivered more than 1,000 homes across the city. His field-first approach is why Brownstone Living homes finish on schedule and on budget.
